Start with the outcome

Which part of the exit is failing?

An exit is the whole arrangement, not just the lock: the hardware that releases the door, the leaf itself and the path people take to reach it. Each part has a different remedy, so start with what is actually going wrong.

Choose the right path

Which part of the exit is failing?

An exit is the whole arrangement, not just the lock: the hardware that releases the door, the leaf itself and the path people take to reach it. Each part has a different remedy, so start with what is actually going wrong.

Slow to open

The door needs more than one action to open

A latch, a deadlock, a chain or a stiff mechanism means the door cannot be released with a single push or pull. Exit and panic hardware is made so one movement frees the leaf and the person keeps moving. If people are fumbling with two hands or a key, the hardware is not doing its job.

The outcome

One action releases the door.

Blocked or unclear

The way out is obstructed or hard to find

Stored goods, furniture, a temporary second door or worn signage can turn a usable exit into a dead end. Hardware only helps if the route to the door stays clear and obvious. Note anything that has to be moved, unlocked or found before the door can be reached in a hurry.

The outcome

The path to the door stays clear and recognisable.

Existing building

The doors are older and were never set up for this

Many premises were built to earlier expectations, or have had hardware added one piece at a time so nothing matches. The leaf, frame, hinges and hardware are reviewed together so the exit suits the building as it stands rather than an ideal version of it.

The outcome

An exit that works with the doors you have.

  1. 01 / Step

    Walk the exits

Start from where people actually are and follow the route they would take out. Ask staff which doors get used in practice, because that is often different from the doors on the plan.

  2. 02 / Step

    Note each door

For every exit door, record the hardware on it, whether it opens in one motion, how it is secured when the building closes and whether anything sits in the way. Photographs help if the building is large.

  3. 03 / Step

    Settle the devices

Where devices have failed or are unsuitable, replacements are discussed before work is booked. Explain how the building is secured once it closes and who passes through each door, as that shapes the options.

  4. 04 / Step

    Check the operation

Each door is operated through its full swing and tested as an occupant would use it, not as a trade would. Ask about doors that get heavy use, because those are the ones that need watching.

Useful guidance

Before the exits are changed

What exit hardware has to do

Exit and panic hardware is designed so the door releases with a single movement and stays out of the way as people leave. It is not the same as an ordinary latch, and it is not the same as a lock that happens to be on an exit door. Extra security added to a fire exit, such as a chain, padlock or second deadlock, can undo the whole arrangement. Where a building needs to be secured once it is closed, the hardware should allow that without making the way out harder during the day.

Keeping an exit working after it is fitted

An exit only works if it is kept usable. Check that the door opens freely, that nothing is stored in front of it and that signage is still visible and undamaged. Report doors that stick, that have to be pushed hard or that have been blocked, because a routine problem becomes serious when it is never fixed. When the building changes use, takes on more people or alters its layout, the exits may need to be reviewed again rather than assumed to be fine.

Useful answers

Fire Entry & Exit Solutions questions.

If your situation is different, describe the property, door and outcome in the enquiry form.

What counts as fire entry and exit hardware?

It covers the devices that let occupants release and pass through a door on their way out, including exit or panic devices and the latches and handles they operate, along with door hardware that has to work with them. It is about getting people through the opening in one movement rather than about keeping people out.

Which doors need exit or panic hardware?

It depends on the building, how many people use it and what the doors are used for, so the requirement comes from the building's own fire safety arrangements rather than from a general rule. That is why the assessment looks at each door in its location and at how the premises actually operate day to day.

Can an exit door be locked from the outside?

A building often has to secure its doors overnight while keeping them usable from the inside, and hardware is available that allows this. What must not happen is extra security that also traps people inside or makes the door slow to open. Tell us how the premises are secured at night so both needs can be considered together.

Can older doors be upgraded?

Often yes. Existing doors and frames can frequently take suitable exit hardware, provided the leaf, hinges and frame are sound and the door still swings freely. Sometimes the door itself needs attention first, and occasionally a door is not suitable at all, which is better known before hardware is ordered.

Who is responsible for the exit system?

The building owner or manager is responsible for keeping exits and fire safety systems in working order, and inspections are carried out by the appropriate fire safety providers. We fit and adjust the door hardware so the exits operate as they should, and report anything the door or frame needs beyond that.
