Body corporate locksmith services. North Brisbane.

Common entrances, gate and garage hardware, plant rooms, stores and letterbox banks. Shared property means shared access, and every change has to be agreed with the people who own the building rather than one household.

Start with the outcome

What is the committee trying to fix?

Shared property raises questions a single home does not. The condition of the hardware, who holds keys today and which doors the body corporate actually controls all shape the work that follows.

What this service helps you decide

Start with the doors, not the hardware. A body corporate usually needs the common property secured, a record of who holds which key, and work that does not disrupt residents. Tell us which entrance or shared area is involved, who can authorise the work, and whether any previous key should stop operating.

What should I mention first?

Tell us the suburb, the door or access point involved, what has changed and the result you need. That gives us a useful starting point without asking you to diagnose the hardware.

After a manager, committee or contractor change

Rekey the common doors

Rekeying changes which keys operate the locks already fitted, so serviceable hardware stays in place and residents are disrupted as little as possible. It suits entrances where the concern is who holds a key rather than a faulty mechanism.

The outcome

The affected locks stop accepting the previous keys once the new keying is in place.

When several areas should share one key

Extend the key system

Common doors can be brought onto a single key, or arranged in levels so a caretaker, cleaner and committee member each open a different set of doors. The layout of the building and the hardware already fitted decide what is realistic.

The outcome

A key list that records which key opens which door and who is holding it.

When hardware is worn, damaged or unsuitable

Replace selected doors only

Where a lock is failing, has been vandalised or no longer suits the entrance, replacement can be limited to that door instead of the whole building. Entrance hardware is often replaced one door at a time as budgets and approvals allow.

The outcome

The condition of each entrance is set out so the committee can decide what is done now and what is deferred.

  1. 01 / Step

    List the shared doors

Note the entrances, gates, stores and plant rooms the body corporate controls, plus any unit doors included in the work. Mention who currently holds keys and when the building last had the locks changed.

  2. 02 / Step

    Check who can approve

Committee, strata manager, building manager and owner approvals differ between schemes. Have the person who can authorise the work available for the visit, and confirm whether more than one owner needs to agree.

  3. 03 / Step

    Review each entrance

The locks, closers, door alignment and fixings at each shared door are checked on site. That separates a lock fault from a door that has moved in its frame, and shows which hardware can be kept.

  4. 04 / Step

    Confirm the scope

Rekeying, extending the key system and replacing selected hardware are discussed against the doors involved. Ask what the work includes, whether parts need to be ordered, and how future key changes will be handled.

Useful guidance

Before the visit

Working with a committee

Body corporate work often needs a committee resolution or a strata manager's approval before it is booked. Gather the requests from owners, note every door mentioned and check whether the body corporate or an individual owner is responsible for each entrance. Common property, unit entry doors and doors inside a lot can sit under different arrangements, and a job that ignores that distinction tends to stall halfway through. If the request follows a security concern, record when it happened and which door was affected, so the details given to the committee, the manager and the locksmith all match.

Keys, records and access

A key register is only useful if it reflects what is fitted now. Before a rekey or an extension, work out how many keys each role needs and what should happen when a key holder changes. Cleaners, gardeners and regular contractors usually need access to a limited set of doors, which is where access levels help. Where a builder, installer or former manager still holds keys from earlier work, include that in the discussion. Fire and exit doors at shared entrances carry requirements that general locksmith work cannot cover, so those doors should not be altered without the appropriate authority.

Useful answers

Body Corporate Services questions.

If your situation is different, describe the property, door and outcome in the enquiry form.

Who authorises locksmith work for a body corporate?

It depends on the scheme and on the door. Common property is usually approved by the committee or by a strata manager acting on its behalf, while a door inside a lot is often the owner's responsibility. Confirm who can approve before work is booked, and check whether the committee needs a written proposal or a resolution first.

Can all the common doors work on one key?

Often, where the fitted locks are compatible and in serviceable condition. Entrances installed at different times may use different brands or ages of hardware, and some locks cannot be brought onto the same key. Each door is checked before any keying plan is confirmed.

What happens when a key holder leaves?

Where the change affects access, the doors that person could open can be rekeyed so the old key no longer works. Rekeying the entire building is not always necessary, and the affected entrances can be identified first so the committee only pays for the doors that matter.

Do residents keep their own unit keys?

Usually yes. A body corporate job normally covers the shared doors, and unit entry doors are left out unless the committee or the owner asks for them to be included. If individual lots are added to the job, that is agreed with the owner of each lot before anything is changed.

What hours can a shared property be attended?

Appointments are available Monday to Friday, 7am to 4pm. Call during those hours or send an enquiry with the property address, the doors involved and the name of the person who can authorise the work, and confirm how a locksmith will get access to the building.
